    Can foreign residents buy property in Tel Aviv?

    Yes. There are no restrictions on non-residents purchasing apartments or houses in Israel. We coordinate the full process remotely when needed — power of attorney, Israeli lawyer, bank account and currency transfers — and most of our international clients complete their purchase without being physically present at every step.

    What are the purchase costs on top of the price?

    Budget for purchase tax (mas rechisha), which is tiered and higher for non-residents and second homes, legal fees of roughly 0.5–1% plus VAT, and the brokerage fee, customarily 2% plus VAT. We give every client a written cost estimate before an offer is made.

    How does the buying process work in Israel?

    After a viewing and agreed price, lawyers for both sides draft a sale agreement, usually signed within two to four weeks. A first payment of 10–20% is made at signing, with the balance paid in instalments until delivery. Registration follows at the Land Registry (Tabu). We stay involved until the keys are handed over.

    Which areas do you specialise in?

    Our focus is the Tel Aviv seafront between the Hilton and Jaffa — Hayarkon Street, Herbert Samuel and the David Promenade — together with Rothschild Boulevard, Neve Tzedek, the Old North, Kikar Hamedina and Kerem HaTeimanim. We also represent selected properties in Herzliya Pituach and Ra’anana.

    Do you handle rentals as well as sales?

    Yes. We manage a curated portfolio of long-term furnished and unfurnished rentals in prime addresses, including residences at the David Promenade Residences. Rental prices are quoted per month; utilities and municipal taxes are usually paid separately.

    In which languages can we work together?

    Eyal and Dudy both work fluently in English, Hebrew, Dutch and French. Documents, negotiations and viewings can be conducted in any of them.
